    Woodhill Homes Redevelopment is scheduled to be complete by the end of 2026.

  • How will the disabled be able to get project information from update meetings if they are not able to make it due to their disabilities?

GENERAL PROJECT FAQs

  • When I receive my HCV where can I go?

    Residents who decide to take an HCV in any privately owned apartment that accepts HCVs and meets said apartments requirements.

  • Do I receive priority in getting my HCV?

    Yes, all Woodhill residents are automatically eligible for HCV.

  • When will I be receiving the HCV?

    You will be contacted by the (CVR) Associates to complete the eligibility packet and go over the terms of your voucher. Your CVR Associate will give you your voucher once approved. Once your voucher is received, it will have an expiration date and you will have until the listed expiration date to use it.

  • Will I have to pay lights/gas if I get an HCV?

    It depends on the apartment you apply to, but it is common that residents are responsible for utilities (electric, gas, cable/phone/internet, and sometimes water) in your own name in privately-owned apartments.

  • How long will I have to decide if I get an HCV?

    Residents will be given 60 days from when the voucher is issued to secure a new apartment. There is less flexibility with this deadline due to demolition, however working with our TCB Community Life and Relocation team will ensure you are housed in time.

  • What if my income changes significantly, how will this impact my HCV?

    Income can impact the amount of your HCV, please meet with your assigned case manager to find out more about how your income will impact your HCV. Don’t know who your Case Manager is? Call 216.293.5001.

  • Will I need an HCV to Temporarily move to Off-Site Housing?

    No, HCVs are for Permanent Relocation to Off-Site Housing.

  • Will there be people to help us find a place when I receive the HCV?

    Yes, be sure to make appointment with a Case Manager and they will help you find apartments that accept HCV. Call 216.293.5001.

Housing Choice Voucher FAQs

  • When will I have to move? How long in advance will I know? How will I know (as the resident) when it is time to prepare for the next steps?

    Relocation for Woodhill Homes residents will begin for some at the end of Summer 2022 and others Fall 2022. All residents will receive 90, 60 and 30 days notices along with official written notices of your rights during relocation.

  • What are my choices for relocation?

    Residents will have a choice to move temporarily to another CMHJA property or to a private apartment in 2022. Residents also have a choice to receive a mobile Housing Choice Voucher (HCV) and not return to Woodhill Homes new development.

  • Am I able to transfer out of Woodhill now, and not have to wait?

    Once a resident has met with their case manager and developed a moving plan for their household, they will be able to begin the moving process as soon as end of Summer 2022.

  • Can my child who is an adult come with me? What if they are a college student, can they be added to my lease?

    You can make an appointment with a relocation case manager to edit your household, 216-293-5001.

  • I have relative that also live at Woodhill, can we move out at the same time and go to the same location?

    This kind of goal should be shared with the TCB Community Life and Relocation team members as soon as possible so we can best help support that goal. 216-293-5001

  • Will I receive help moving?

    Yes, all residents will receive assistance moving, including a pre-move consultation, assistance in finding a suitable new home at other CMHA locations, or private owned apartment. As well as packing supplies, and costs of moving.

Relocation FAQs

  • Will I receive help moving when I return?

    If a resident moves temporarily to another CMHA property or a private apartment and wants to move back to Woodhill, the second move will also receive assistance.

  • What if I move to one of the newer properties and then another unit is completed and I like that better, can I move or transfer?

    If there is a need for a different apartment due to change in household, physical disability, or other reasonable accommodation, residents can work with property management to seek a transfer.

  • Will a new unit be held for me if I move out to a house or apartment and my lease doesn’t end for 2-6 months?

    Any Woodhill resident has a right to return to a redeveloped Woodhill unit at any time before the final housing is completed in 2026.

  • Can my child who is an adult come with me? What if they are a college student, can they be added to my lease?

    Make an appointment with your case manager 2-4 months before your return to edit your household, 216.293.5001.

  • When the first building is done, can residents move there right away? Will there be criteria?

    Yes, residents will be able to move into the first redeveloped buildings as they are completed in 2024.  Eligibility and lease requirements will be substantially the same as at Woodhill.  If moving into the first completed buildings is a goal for you, tell that to the TCB Community Life and Relocation team members, as soon as possible and often.

  • Will I have to pay utility bills if I decide to come back to Woodhill?

    For returning Woodhill Homes residents it is anticipated that all utilities will be paid by the property managers, The Community Builders if the resident didn’t have any significant increases in income before returning. Other residents outside of Woodhill Home returning residents are subject to paying utilities based on income and qualifications.

  • Is it true that once everything is done, I won’t be a CMHA resident?

    The housing in the redeveloped Woodhill Station and Woodhill Center will be owned in partnership by TCB and CMHA.  TCB will manage the property and residents of Woodhill. CMHA will remain invested in Woodhill and its residents even though Woodhill will become mixed income property housing residents of various incomes and no longer be considered public housing. If remaining in public housing managed by CMHA is preferred, then moving to another CMHA property is a permanent relocation option.

  • Will I get to choose my unit when I come back, or is it selected for me?

    Your Case Manager will take in your information given, household size, disabilities, and other preferences to place you in a new apartment that best meet your needs. Communicating with TCB Community Life and Relocation team members on your housing goals throughout the process will give you the best opportunity at getting into an apartment that is best for you.

Returning FAQs

  • I have a place picked out now what’s next?

    Once you have found a place and completed the Leasing Process you will begin the Moving & Packing Process.

  • Will I have to pay for moving supplies & services?

    No, free moving supplies and moving services will be provided to all Woodhill Homes residents. Free moving supplies can be picked up in the Community Room at the Community Center, second floor. If residents are unable to pick up supplies, they can be delivered.

  • How am I going to pack all my stuff? I have no boxes.

  • Do I have to pack all my stuff myself?

    Residents may choose to use movers, move themselves, or a combination of both.

    If movers are used, residents can request that movers pack all residents’ belongings (with resident’s supervision) one day before moving day. Important! Movers must know this before the moving process begins.

  • Can the movers help me pack?

    Residents may choose to use movers, move themselves, or a combination of both.

  • Can I move by myself? I don’t want anyone touching my stuff.

    • Family photos
    • Personal items 

  • They aren’t going to leave me with all this stuff to unpack right?

    Movers will be available to assist with packing and unpacking the moving truck.

  • Will moving services be provided to residents returning to Woodhill Homes?

    Yes, all returning residents will receive assistance packing, moving, and unpacking.
